WHO'S IT GOOD FOR...


Good for those seeking a single family home. Interested in repairing credit and/or finances to buy preferably within the first year of leasing or; Long term tenant who wants to have the option to buy. Resale or new construction homes.


-Move in dates are to be set within 45-90 days of being approved and selecting a home. 


-Apply 60-90 days prior to desired move in. 




  • Credit Score 550 with Transunion 
  • Min Income Requirements $50,000 Annual 
  • Positive Rental/Payment History 1 year 
  •  Evictions: 3+ years old 
  • Bankruptcy Chapter 7 must be discharged other chapters OK
  •  Cash on Hand 1.5xs the rent upon home selection

WHO'S IT GOOD FOR... 


Good for those seeking a condo, 2nd home, multi-family or investment property. Has good income and reserves with a goal of financing in 24 months. Prefers new construction homes or newly remodeled property has cash on hand.


-Move in dates approximately 45 days of being approved and selecting a home.  


-Apply 50-90 days prior to desired move in.  



 

  • Credit Score 580 FICO score 
  • Min Income Requirements $3,600 per month
  • Positive Rental History 24 months 
  • Bankruptcy OK if not open
  • Cash on Hand Must have $4,000 in reserves over the past 2 mos

FLEXIBILITY

When you sign a lease with an option, it is simply that. If you change your mind and no longer wish to purchase the home through our rent to own program .  (check each program for penalties if applicable) You are able to void the purchase contract without being required to purchase the home you selected.

Lease while repairing your credit

Securing a home on a lease option also allows you time to repair your credit, putting you in a better position to shop for better interest rates based on a higher median FICO score. There is also an option to assume the loan in place so that you can be locked into the previous interest rate.

Establish Roots

Anytime after 90 days into the program, you may qualify for financing and purchase the home. There are also options to exchange, or select a new option. If your lender allows it your initial fee is credited toward your purchase and you won't need to pay to move again after closing escrow.
